Correctly format dynamic text from a recordset

I cannot get my content manager ( insert record page) to correctly read (formatted) text from a database table.

Hi

my site is nearly complete, and to save myself unnessisary effort I have decided to build the text into a database table so I can update and remove it with a set of admin pages(content manager), all is working well except I cannot get the text to format neatly in paragraphs, it either presents in one long line or a text block with no formatting I have tried to use "Replace " to replace line breaks with HTML breaks but must be missing something.
